PROJECT OVERVIEW

The Hummingbird Hz Project involves the construction of a two-story residential dwelling designed to provide comfortable family living spaces along with dedicated areas for work and supporting building systems.

The residence includes four bedrooms, a living room, den, dining room, kitchen, laundry area, and an office with its own kitchenette. The project also incorporates the plumbing, electrical, and network infrastructure required throughout the building.

A mechanical room is also being considered below the ground floor to accommodate the water pump, water heater, and solar power system equipment. Since this space was not included in the original building plan, its final size and construction are subject to available space and separate cost negotiation.

Construction is being carried out in accordance with the approved building plan dated 15 January 2022, with any deviation from the plan requiring written approval before implementation.

SCOPE OF WORK

Latikin Limited will construct and coordinate the development of the two-story Hummingbird Hz residential dwelling in accordance with the approved building plans and agreed project requirements.

The scope of work includes:

Construction of the two-story residential structure.
Construction and finishing of four bedrooms.
Development of the living room, den, dining room, kitchen, and laundry area.
Construction of an office with a dedicated kitchenette.
Installation of the plumbing system throughout the building.
Installation of the roofing system.
Erection and installation of required railings.
Rough casting, dressing, and finishing of interior and exterior walls.
Installation of windows and doors.
Preparation and installation of floor and wall tiling where specified.
Interior and exterior painting.
Installation of the electrical wiring and supporting electrical infrastructure throughout the building.
Installation of structured network wiring throughout the residence to support reliable IT and network connectivity.
Coordination of construction trades, materials, and project activities throughout the build.
Construction of a mechanical room below the ground floor, to accommodate the water pump, water heater, and solar power system equipment.
Execution of the work in accordance with the building plan dated 15 January 2022.
Management of changes to ensure that any deviation from the approved building plan is authorized in writing before the affected work proceeds.
