PROJECT OVERVIEW

Latikin Retreat is a three-story, two-family residential development commissioned to Latikin Limited for construction. The project was designed to provide spacious residential accommodations while integrating energy, water-management, security, automation, storage, and information technology infrastructure into the overall building design.


The residence incorporates six bedrooms and 4½ bathrooms distributed throughout the three-story structure, along with a large observation deck that provides an elevated outdoor living and viewing area. Dedicated service spaces include a solar power generation room, a 12' × 8' storage room, and a specialized water filtration and sanitization room supporting the property's water treatment, pressure management, and distribution systems.


The water system was engineered as a seven-part whole-house treatment and protection system. It begins with a spin-down filter that captures larger particles and debris that may enter the water storage tank, helping protect the pump bearings and impeller. A Smart Head/Pump Controller protects the water pump by preventing operation when sufficient water supply from the tank is not detected, while a water pressure tank reduces unnecessary pump cycling and helps maintain more consistent system pressure.


Water then passes through a three-stage whole-house filtration system consisting of two sediment filters capable of progressively removing particles down to approximately 0.5 micron, followed by a CTO carbon filter designed to reduce chlorine, odors, and undesirable tastes associated with stored water. The final treatment stage uses ultraviolet sanitization to reduce potentially harmful bacteria before the treated water is distributed throughout the residence.


A structured IT networking infrastructure is installed throughout the residence to provide dependable wired and wireless connectivity while supporting multiple technology systems. The network is designed to accommodate IoT devices, home automation equipment, IP-based surveillance systems, and early-alert perimeter warning systems, providing the underlying communications infrastructure necessary for centralized monitoring, automation, security, and future technology expansion.


The project combines residential construction with integrated technology and utility infrastructure designed to improve energy resilience, water quality, connectivity, security, automation, and long-term property operations. Latikin Limited is responsible for coordinating the construction and integration of the building's structural, electrical, plumbing, networking, surveillance, automation, renewable-energy, water-treatment, and specialized support systems.

SCOPE OF WORK

Latikin Limited is responsible for the construction, coordination, and integration of the structural, electrical, plumbing, networking, security, automation, renewable-energy, water-treatment, and specialized support systems incorporated into the Latikin Retreat development.


The scope of work includes:

  • Provision of dedicated network connectivity for IoT devices and smart-home equipment.

  • Integration of the network infrastructure with the property's home automation systems for centralized monitoring and control of compatible devices and building functions.

  • Provision of network infrastructure supporting IP-based video surveillance cameras and associated recording and monitoring equipment.

  • Installation and integration of early-alert perimeter warning systems designed to provide enhanced awareness of activity around designated areas of the property.

  • Implementation of appropriate network segmentation and access controls to separate residential, IoT, automation, surveillance, security, and other network traffic where required.

  • Provision for future network and technology expansion as additional smart devices, cameras, automation systems, or security equipment are introduced.

  • Installation and coordination of the building's electrical, plumbing, networking, security, automation, and utility infrastructure.

  • Construction of internal and external walls, floors, ceilings, stairs, doors, windows, and associated building components.

  • Coordination of structural, electrical, plumbing, finishing, networking, surveillance, automation, and specialized system installations.

  • Procurement and coordination of construction materials, trades, subcontractors, and specialized technology services as required.

  • Design and integration of the property's seven-part whole-house water filtration and sanitization system.

  • Installation of a spin-down pre-filter to capture larger particles and debris entering from the water storage tank and help protect the water pump bearings and impeller.

  • Installation and configuration of a Smart Head/Pump Controller to protect the pump from operating when adequate water supply from the storage tank is not detected.

  • Integration of a water pressure tank to maintain more consistent system pressure and reduce unnecessary pump cycling during periods of water demand.

  • Installation of a three-stage whole-house filtration system.

  • Installation of two sediment filters to progressively remove fine particulate matter down to approximately 0.5 micron.

  • Installation of a CTO carbon filter to reduce chlorine, odors, and undesirable tastes associated with stored water.

  • Installation of a UV sanitization system as the final treatment stage to reduce potentially harmful bacteria before the water is distributed throughout the residence.

  • Integration of the water filtration and sanitization system with the property's water storage, pumping, pressure-management, and distribution infrastructure.

  • Testing and verification of water flow, system pressure, pump operation, filtration performance, and UV sanitization equipment.

  • Testing and verification of network connectivity, Wi-Fi coverage, IoT communications, automation systems, surveillance connectivity, and perimeter warning systems.

  • Quality-control monitoring throughout the construction and systems-integration process.

  • Coordination of specialized utility and technology areas with the overall building design to provide appropriate access, serviceability, ventilation, security, and operational functionality.

  • Final construction, systems testing, and finishing activities necessary to deliver a functional two-family residential property with integrated renewable energy, water treatment, IT networking, automation, surveillance, and perimeter security capabilities.

The completed Latikin Retreat project is designed to provide a durable and functional two-family residence while incorporating modern infrastructure for renewable energy generation, whole-house water filtration and sanitization, reliable communications, home automation, video surveillance, perimeter awareness, and long-term property operations.
