PROJECT OVERVIEW

This project involves the construction of the basement level of a two-story residential building. The scope includes the development of the primary living spaces and essential building systems required to create a functional, comfortable, and structurally sound first phase of the residence. Work is being coordinated to ensure proper integration of the structural, plumbing, electrical, finishing, and access components while maintaining readiness for the future construction of the upper floor.

SCOPE OF WORK

Latikin Limited will manage and coordinate the construction of the basement level of the two-story residential building. The work includes the structural, mechanical, electrical, plumbing, and finishing components necessary to develop the basement into a functional residential living space while preparing the structure for the future upper floor.

The scope of work includes:

Construction and completion of the basement-level structural components.
Construction of the Primary Suite and associated bathroom.
Development of the open-concept living, dining, and kitchen areas.
Construction of the staircase providing future access to the second floor.
Installation of plumbing systems serving the basement, including provisions for future connections to the second floor.
Installation of the basement electrical system, including outlets, switches, lighting points, and required electrical infrastructure.
Rough casting, dressing, and finishing of basement walls.
Installation of approved windows and exterior/interior doors.
Preparation and tiling of the basement floor.
Coordination of materials, trades, subcontractors, inspections, and construction activities.
Quality-control monitoring throughout the construction process.
Preparation of structural and utility provisions necessary to support the future development of the second floor.

The work will be performed in accordance with the approved project requirements, applicable construction standards, and the planned phased development of the residence.
